But with the high percentage of rental units in Provo, the Provo councilwoman says all it takes is one or two bad landlords to hurt a neighborhood. To that end, the city is looking at a “good landlord” program in which property managers who do things such as run background checks on potential tenants, evict troublemakers and maintain their property can pay less for their business licenses. With 60 percent of Provo’s 32,044 residences occupied by renters, Richards said it is vital to ensure that landlords are doing their part to promote a safe community. During a recent Municipal Council work meeting, police Officer Darren Ringel said residents of one apartment complex in Provo, The Boulders, were making 150 to 200 calls to police and fire a month. In addition to background checks for tenants, South Salt Lake also requires that participating landlords practice “crime prevention through environmental design” - trimming back landscaping and improving lighting. It also would teach landlords to make their properties safer through improved lighting and upgrading locks on doors, as well as trimming shrubs to improve views around their buildings. Find Out More
